Service Description

Our Mid-Term Inspection service provides landlords and agents with a clear, unbiased overview of the property’s condition during an ongoing tenancy. This service includes: – General overview of the property’s condition – Room-by-room visual checks for damage, cleanliness, and maintenance needs – Basic photographic evidence – Smoke and carbon monoxide alarm testing (function and and presence recorded) – Confirmation of occupancy and compliance with tenancy terms – Notes on tenant upkeep and any potential issues Whether you’re a landlord or letting agent, mid-term inspections help ensure your property is being maintained responsibly and allow you to act early if any concerns arise. Recommended every 3–6 months during a tenancy.


Cancellation Policy

By booking an inventory-related service with VCW Inventories & Cleaning, you agree to the following terms: 1. Booking & Cancellations • All inventory appointments require at least 24 hours’ notice for cancellations or rescheduling. • Cancellations made with less than 24 hours’ notice may incur a £25 late cancellation fee or the full service cost, depending on circumstances. 2. Access & Availability • The property must be accessible at the agreed appointment time. • If we are unable to access the property due to no key provided, incorrect key, tenant or agent delay, or locked rooms, this may be treated as a missed appointment. • We understand that mistakes can happen — if access is delayed due to an incorrect key or similar issue, VCW will assess whether a call-out fee or full service charge applies, based on the level of inconvenience or time lost. • All rooms and spaces must be accessible and safe to inspect at the time of visit. 3. Inventory Documentation • All inventory reports (including Schedule of Condition, Check-In, Check-Out, and Mid-Term inspections) are conducted independently and objectively. • Reports include property condition, cleanliness, meter readings, key documentation, and photographic evidence where appropriate. • Reports are for tenancy-related use only and do not constitute a structural survey or safety inspection. 4. Disputes & Amendments • VCW reports are compiled with care and accuracy. Any disputes or requests for amendments must be submitted in writing within 7 days of receiving the report. • Amendments will be considered based on original site evidence and visit records and are made at VCW’s discretion. 5. Liability • VCW Inventories & Cleaning is not liable for any items or areas that are not visible, accessible, or disclosed during inspection. • It is the client’s responsibility to ensure full access is provided at the time of service.
