Service Description
VCW Maintenance Services provides professional, high-quality property repairs with over 30 years of hands-on industry experience. Led by our in-house builder, who has worked extensively across residential construction, property maintenance, and interior renovation, we offer reliable, efficient, and competitively priced solutions for landlords, tenants, estate agents, and homeowners. Our services include: • Minor and moderate wall repairs (holes, cracks, dents) • Skirting, door, and frame repairs or replacements • Flooring repairs (laminate, vinyl, tiles) • Kitchen and bathroom repairs (non-gas plumbing, fittings, sealing) • Furniture assembly and minor interior carpentry • Internal painting and decorating • General cosmetic fixes and damage rectification • Light renovation work (non-structural only, unless specified in quote) All jobs begin with a simple enquiry form. We’ll assess your needs and provide a tailored quote via email. Where needed, we may request images or arrange an on-site visit to evaluate the job further. A complimentary assessment is available if we are already attending the property for another VCW service (e.g., inventory inspection or cleaning). For standalone assessments, a £60 non-refundable call-out fee applies, deductible from the final invoice if you proceed with the work. Emergency Repairs: We offer urgent call-out services subject to availability. Emergency bookings must be confirmed via phone or email and will incur a higher fee. Please note: Electrical and gas work are not provided. We do not subcontract these services to ensure compliance and safety.
Cancellation Policy
1. Scope of Work VCW Maintenance Services offers internal property repairs delivered by a qualified builder with over 20 years of experience. Services include plastering, tiling, painting, fixture installation, minor carpentry, and general cosmetic repairs. We do not carry out electrical or gas-related work. 2. Booking & Availability All repair services are provided via enquiry only. Clients must submit a repair enquiry form with relevant details. A written quote will be issued based on the information provided and/or site assessment. Appointments are subject to availability. 3. Initial Assessments & Call-Out Fees A free assessment is available only if we are already attending the property for another VCW service (e.g. inventory or cleaning). A £60 call-out fee applies to standalone assessments or quote visits. Urgent repair requests, subject to availability, will incur an £120 call-out fee. All call-out fees are non-refundable and cover time, travel, and quotation. 4. Quotations, Deposits & Payments Quotes are valid for 14 days. A deposit may be requested to secure booking for larger works. The remaining balance is payable on completion, unless otherwise agreed in writing. Payments must be made via bank transfer or approved methods. Work will not begin without written acceptance of the quote. 5. Client Responsibilities Clients must ensure safe and clear access to the property. Delays or costs arising from restricted access, unsafe conditions, or inaccurate details may incur additional fees. Pets and valuables should be secured prior to our visit. 6. Landlord & Tenant Bookings Landlords and agents must ensure tenants are informed of scheduled visits. Tenants must provide written landlord permission before work can proceed. VCW accepts no responsibility for unauthorised bookings. 7. Warranty Workmanship is guaranteed for 30 days post-completion. The guarantee excludes misuse, wear and tear, third-party damage, or pre-existing faults. Client-supplied materials are not covered. 8. Cancellations A minimum of 24 hours’ notice is required to cancel or reschedule any appointment. Missed appointments or cancellations made with less than 24 hours’ notice will incur a £150 fee, to cover loss of booking time, travel arrangements, and scheduling impact. This will be payable via invoice or automatically if a card is held on file.
